NEW Virtual Open House Feature in the MLS!

To safeguard the health and wellbeing of our members and the public, BeachesMLS has temporarily removed all existing Open Houses from the MLS and no additional in-person Open Houses can be scheduled.

However, to ensure our members are able to continue doing business, we've added the ability to schedule Virtual Open Houses and Virtual Broker Opens, plus increased Virtual Tour capabilities.

How Does it Work?

Realtors® who want to show a home virtually instead of in-person will benefit from this feature. Use an online virtual service or event tool, such as Facebook Live, Google Hangouts Meet, Microsoft Teams, or Zoom, to schedule a live online walkthrough of the home. Homebuyers or Realtors® can join the Virtual Open House through the Virtual Open House URL. The URL link is located within the MLS Private Agent reports and syndicated to sites like Realtor.com and Homes.com.

Tip #1

Remember when hosting a Virtual Open House, the Code of Ethics still applies

Standards of Practice 16-9 and 16-13 require an agent to make reasonable effort to discover whether a client is represented by an exclusive representation agreement and if they are, all dealings concerning the property must be done through the clients representative or broker.

Tip #3

Market Your Virtual Open House in the MLS

While the option to host in-person Open Houses has been removed from the MLS, a new field is now available to add a Virtual Open House to either the Public Open House or Broker’s Open House fields.

Tip #4

Market Your Virtual Open House via email and social media

Once Step #2 is completed, you will have a link that can be shared.  Send an email to your database inviting them to watch or create a post or event on your Facebook profile or page to invite friends.  Pro tip: use a free website like Canva.com to create eye-catching images you can include in marketing.

 
 

 

Tip #5

Make Sure You Prepare for Success

Your lighting, sound and stability are three important items to remember when shooting video. Before you go live, make sure to turn on all lights, eliminate noise or use a microphone if possible and use a tripod or stabilizer to ensure a smooth video.

 

 

Tip #6

When Live Make Sure to Interact with Viewers

While you’re live, its important to interact with your viewers.  Turn the camera back and forth throughout the broadcast and make sure to answer questions that come up in the chat. Pro Tip: invite your assistant,  a family member or colleague to help facilitate questions via chat so you can focus on the tour.
